Resolved Question: Arizona Probate house title?

My mother passed away with no will. Her home has been appraised at 75k.My understanding is that real estate valued at less than 75k does not require probate. The mortgage company has said we could purchase the home for the 75k value but the title company is saying we must go through probate. Can anyone tell me the steps to take? Lawyers want big bucks and most of our down payment would be eaten up by them which would negate the whole point. If we have to pay a lawyer we won’t have the money to buy the house.
